Which Commercial Roof Is the Right One for Your Building?

Every type of commercial roofing offers different advantages for your building. Choosing the right one can be confusing, however, because all of the options share a lot of similarities. Nonetheless, Quality Assurance Roofing is here to help you make the right choices. As highly experienced roofing contractor, we can give you the perfect solution for your needs.

Here are the features and benefits of the two most common commercial roofing materials:

Built-Up Roofing

Built-up roofing (BUR), also known as “tar and gravel” roofing, has been in use in the country for more than 100 years. It comprises alternating layers of bitumen, usually composed of coal tar, asphalt or other adhesives. It also has reinforcing fibers to form a tough membrane. Its top layer then can be applied with gravel for improved durability or reflective coating for added energy efficiency. Due to its excellent strength, it is the preferred roofing solution for dealing with heavy-impact and high foot traffic.

Modified Bitumen Roofing

Modified bitumen commercial roofing addresses the shortcomings of TPO, EPDM and PVC membranes. Made from a multi-ply material, it doesn’t easily get damaged by blunt force and sharp objects. Its base layer is secured to the roof deck with bars or plates, which a ply overlap then seals. Contractors then apply a granule top surface over it to make it appealing and energy-efficient.

Modified bitumen comes in two types: APP (atactic polypropylene) and SBS (styrene-butadiene-styrene) membranes. The former uses a roofing torch for application while the latter utilizes hot asphalt or cold adhesive. Nevertheless, they both offer superior performance and longevity.

You can rely on us for high-quality commercial roofing systems.
