The 4 Most Common Sources of Roof Leaks

1. Broken Shingles

The easiest way to spot warning signs that your roof may have a leak is if the roofing shingles are broken or cracked. This is either the result of inclement weather or wind-driven debris. Fortunately, this is the easiest to address as all you need to do is replace the broken shingle.

2. Cracked Flashings

Flashings are the thin metal strips that are installed under the shingles and on the joints of the roof. Their main role is to create a water-resistant barrier. Constant exposure to water will cause the tar sealing on the flashing to corrode and deteriorate over time, which in turn will cause the flashings to crack. We recommend you check the flashings if there’s a leak in your home and replace them as soon as possible.

3. Improperly Sealed Valleys

The valley is the area where two planes of the roof come together. Since these are usually sloped, rainwater easily runs down its length. When not properly sealed, the rainwater will eventually enter the roof seams and affect the interior of the roof itself. This can cause heavy damage that will require roof repair or even a full-blown replacement. If you notice that there are wet spots on the seams of your roof, then the valleys aren’t sealed properly.

4. Clogged Gutters

Clogged gutters will fill with water that will eventually spill on the fascia and soffit. These parts are weaker than the rest of the roof, so they are more susceptible to getting damaged by water. This damage will eventually turn into a full-blown leak that will cause roof deterioration if you don’t address it as soon as possible.
