Roofing and Your HOA: Who’s Responsible for What?

Communities governed by homeowners’ associations or HOAs can present a greater challenge when you need to make changes to your home. However, understanding HOA rules and regulations, particularly which responsibilities lie with whom, can help make the process easier and less stressful. Roofing Responsibilities

It’s important to understand that HOA rules and regulations are in place to protect property values, making it their responsibility to make sure that changes to the house will not affect its value. Always consult the CC&Rs (covenants, conditions and restrictions) when you’re planning changes to your home’s exterior. When applying for a written approval, expect your HOA to ask about aspects such as:

  • Materials. The CC&Rs may already have a list of approved roofing materials such as asphalt shingles, metal roofing and tile. Sticking to the same material as your existing roof is generally a safe choice, but other options may help improve your roof functionally and aesthetically.
  • Colors. Your HOA may specify a certain color palette to ensure uniformity between homes in the community.
  • Style. If your project involves building new framing, your HOA may have a list of approved styles and shapes. In some communities, gabled roofing styles may be required to maintain a certain look.

As a homeowner, your responsibility is to make sure that your project complies with the CC&R. You also have to make sure that all approvals are documented. It’s not unusual for a homeowner to want to make their home stand out, and in many communities, there are enough variations in materials, colors and styles that will allow this.

Major projects like roof replacement require approval from the HOA. Otherwise, it could incur penalties and may even affect the sale value of your home, should you decide to sell your home in the future. Penalties typically include fines and being compelled to undo or change the project at your own cost.
