The roofing terms replacement and installation are often used interchangeably. While they can be considered the same in many ways, they are different in some aspects, and the distinction can be useful when you’re making informed decisions about your roof. Structure
The biggest difference between replacement and installation is in how the structure or framing is kept. Roof replacement usually involves keeping the roofing structure, including the slope and type of framing. The homeowner may choose to have a different type of roofing material (asphalt shingles to sheet metal, for example) if compatible with the existing structure.
On the other hand, roofing installation involves installing a new structure, which means the entire roof is usually torn down. In addition to being the only option for new builds, roof installation is ideal when the roofing structure is compromised due to age, moisture damage or if the original structure has fallen out of compliance. Homeowners may also choose to install a new roof if they want to change the roofing slope, which would involve building new framing.
Decking
The roof deck is the part of the roof that’s made of plywood or OSB (oriented strand board), installed on top of the framing and serves as the substrate for the underlayment and the outer roofing materials. Decking is usually used twice: during installation and the subsequent replacement. The roof replacement process usually involves stripping the old roofing down to the decking. At this point, the decking undergoes another inspection for hidden damage, and may be replaced if needed.
Repairs
One of the advantages of roofing installation is it starts from scratch, which eliminates the risk and associated cost of unplanned repairs. As described above, roof replacement carries this risk because key structural parts of the roof will be kept during the process. This emphasizes the importance of working with an experienced roofer when having your roof replaced — so the signs that point to necessary repairs wouldn’t be overlooked.
