Common Flat Roofing Problems: How to Fix Them

Flat roofing is often considered for commercial buildings. But nowadays, more and more homeowners are also finding the appeal of this type of roof system. Pooling Water

Due to the kind of surface that a flat roof has, pooling is understandably a common problem with this type of roof system. However, keep in mind that flat roofs aren’t exactly flat. They should have a slight slope to enable rainwater to flow properly off of the roofing. That said, it is crucial to ensure proper drainage on a flat roof. Regularly check for potential clogging, and make sure the surface is free of any dirt buildup.

If water has already started pooling on your roofing, you have to drain it as soon as possible so that the moisture won’t seep into the inner layers of your roof. Letting water sit on your roof for long periods can cause the entire system to deteriorate quickly and have a shorter lifespan.

Leaks

Leaks may be a common issue with any roof type. But due to a flat roof’s susceptibility to pooling, this roofing can be prone to leaks as well. Make sure to have a roofer find the source of the leak as soon as possible so that you can address the issue before it results in more extensive damage.

Alligatoring

This is typically described as the cracking or bubbling of the roof surface, which then creates a pattern that looks like alligator skin. Alligatoring usually occurs when the asphalt used on the flat roof has become old and lost its elasticity. When this problem occurs, the roof is often already beyond repair, so replacing the roof might be the best idea.
