Flat roofs are more vulnerable to damage than residential roofs. Due to their low slope, they’re more exposed to ultraviolet (UV) rays that can degrade the the roof membrane – not to mention allowing water to pool on flat surfaces. That’s why roof maintenance is a must for property managers.
The term flat roof is a bit of a misnomer. A flat roof is slightly elevated so that water can flow down the drains. If the drains are clogged, water will stay on the roof. As a rule of thumb, pooling water shouldn’t be left unattended on a flat roof for more than 48 hours. Any longer than that, and the water may infiltrate the underlayers. Keeping your drains and gutters free of debris can also help prevent this issue. You should have them cleaned every day if there are trees nearby.
Flat roofs often house outdoor HVAC units. If a technician conducts repairs on the flat roof, make sure to have it inspected afterwards. The technician might have dropped heavy tool and equipment that damaged the roof membrane.
In retail spaces and office complexes, tenants usually install new equipment or make upgrades to their rented space. The upgrades might dislodge a few fasteners or loosen flashing on your roof. Maintaining strict property control can help you monitor any upgrades and any damage. More importantly, you should encourage tenants to report any damage or leaks immediately.
