Ponding happens when water pools on the surface of a flat roof. Water usually pools after heavy rainfall or when patches of snow melt as the temperature rises. But what kinds of issues can occur if ponding is left unaddressed on your flat roof?
Here are three ways your flat roof can be affected by ponding.
Always keep in mind that roofing systems aren’t designed to hold water. They’re meant to direct it away and have it flow somewhere else, away from your property through your gutter system. Even a flat roof has a slight slope so that water can drain off its surface.
If the ponding in your flat roof is not addressed promptly, these issues can happen:
1. Unwanted Growth
Ponding can promote the growth of vegetation and cause mud cracking on the roof.
2. UV Damage
Water is a clear liquid that enhances sunlight, particularly the sun’s ultraviolet (UV) rays, which can damage the surface of your roof.
3. Damaged Roof Membrane
Ponding contributes to the early deterioration of the roof membrane, flashings and coatings.
Aside from these three reasons, ponding can also void your roof warranty. Warranties for flat roofs typically have a clause specifying that water ponding should be properly drained within 48 hours under dry conditions. If you fail to get rid of the water on your roof within the specified time, repair or replacement costs won’t be covered.
